Really? Are you sure you want to sell? Homeowners who can’t decide should consider all options before selling their Summit County Real Estate.

We know you love it here, but we also understand that sometimes circumstances dictate that we need to sell those dream mountain properties. Maybe your job or lifestyle has changed. Maybe the number of people in your household has changed and you need a bigger or smaller space. Perhaps your marital status has changed. Or maybe you inherited the home and can’t afford the payments if it will be empty. It could be that the market happens to be HOT and you could make money off the strong market.

Selling a second home is much different than selling a primary residence. In most cases, you, the seller, are far away from the property. It’s hard to arrange a showing to potential buyers when you’re not in close proximity. You need a broker, like Daniel Johnson, that can be available at the drop of a hat.

A good broker needs to be a perfect representative for you, understanding the most minute details of your property and the surrounding area, in order to match your real estate with the needs and wants of the potential buyers. Daniel and his team will explain to the buyers why your property is unique and special, striking that “YES!” chord with the client as in, “YES! That’s exactly what I was looking for – when can I make my offer?”

A competent broker will be able to work with you on pricing your property as well. You’ll receive a comparative market analysis to help you determine a fair asking price – high enough that you’re not losing money and you’re getting what the property is worth, but reasonable enough that buyers don’t pass you by for a lower-priced property in the same area. A property priced too high will stay on the market too long. Frequently, OVERPRICED=OVERLOOKED.

If you really must sell your mountain property, research brokers who have the understanding of the area, who know your property, who know how to market your property to the right buyers, and most importantly, know how to price it to sell quickly and still give you a nice return on your investment.
