Vail Hits $1000/ Sq Ft for New Construction

Vail real estate has broken the $1000/square foot price mark for new townhome construction in Lionshead. Great news… Breckenridge is still at a reasonable $200-$400 square foot.

The Summit Daily News stated that Gore Creek Place, a townhome complex which will have 16 units in Vail’s Lionshead area, already have half of those units under contract at $3.5 to $4.6 million per home. The units vary in size from 3500 to 4400 square feet, an astounding $1000+/sq/ft!*

Looking at the numbers, it’s easy to see why Breckenridge and Summit County are so appealing. There is clearly tremendous value without sacrificing that “living in the mountains” ideal. The average sale price of a Summit County condo this past year was $300,000. That’s a veritable steal compared to all other major US ski resorts. Vail almost tops the list with an average condo selling for over half a million dollars.

Breckenridge has been around since the 1800’s as a mining town, and has seduced its visitors into residents with a casual, inviting atmosphere for a long time, unlike the very young town of Vail, which is only 42 years old.

Breckenridge residents have a friendly energy that is contagious. There is a welcoming atmosphere among people, regardless of social class.

The village is always alive with cultural events and fun festivals. Experience that feeling of “Everything old is new again” here when walking down Main Street among the brightly colored Victorian buildings that house everything from historic museums to techno lounge bars, from Native American jewelry and bearskin rug shops to hip boutiques and world-class restaurants.

It is the largest historic district in the state of Colorado at 145 years old. Yet, the town is still at the vanguard of the skiing and snowboarding industry, always welcoming any new trends or innovations.


The advantages to living in Breckenridge are well founded. With all this small town has to offer, people have discovered that it really is a bargain compared to its Eagle County counterpart.
